100,000 Square Feet of Speculative Class A Industrial Space to be available in 2014
Construction of a new 156,000 square foot Class A industrial building in Caliber Ridge Industrial Park in Greer by Liberty Property Trust is underway.
Early this month, Harper Corporation lifted the pre-cast masonry walls into place.

“It’s great to see this type of building making a comeback in the upstate,” said David Wise, President of Harper Corporation. “We have a unique approach that allows us to deliver these Tilt Up structures at ultra competitive prices without sacrificing the speed and high level of quality our clients deserve.”
Caliber Ridge is a planned Class A Industrial Park that when complete in the next two to three years will include up to five buildings offering a total of 720,000 square feet of space. 110 Caliber Ridge Drive features tilt up wall panel construction, 28 foot ceiling heights, multiple dock high and grade level access points, ESFR sprinklers, and aggressive tenant improvement packages. Caliber Ridge has been approved for Foreign Trade Zone status. The 156,000 square foot building is scheduled for completion in January 2014.
Massie Flippin, Vice President and City Manager for Liberty Property Trust Carolinas region, said “The demand for industrial space in the Upstate has been solid over the past 24 months, especially in sectors tied to the region’s deep manufacturing base. We are pleased to be working with Spartanburg County, the City of Greer and Harper Corporation to deliver a Class A industrial building that can accommodate a wide range of companies. Our goal is to provide real estate solutions that ultimately make our customer’s supply chains more efficient. We look forward to continuing our growth at Caliber Ridge in the Highway 101/I-85 neighborhood.”
Marketed by Cushman & Wakefield /Thalhimer in Greenville, SC, Caliber Ridge can accommodate tenants from 20,000 square feet to 400,000 square feet with several configurations possible including cross docking.
“Caliber Ridge offers tenants a first class industrial opportunity in the most sought after area in the market along the I-85 corridor,” said Brian Young, Senior Vice President and Managing Broker for Cushman & Wakefield /Thalhimer. “As such, we have seen strong interest from users that desire to locate near BMW and in between Greenville and Spartanburg. Caliber offers amenities to users across a broad range of size requirements from 20,800 SF up to 104,000 SF that are unparalleled in the market, such as 28’ clear, ESFR sprinkler, tilt-panel concrete construction and T5 lighting all of which is delivered to the tenant in a high quality setting. The 104,000 SF available, is well-positioned to meet demand for Class A industrial space, that otherwise is not available in the market today.”

AL Solutions, Inc., a distributor of filtration products for the automotive aftermarket, announced that it would locate a new manufacturing facility in about 50,000 square feet of this space in early 2014, leaving 104,000 square feet of speculative space available.
“Spartanburg County has long been a preferred destination for speculative industrial development by the private sector as it has proven time after time to be a wise investment. We view this development by Liberty Property Trust as an integral piece of infrastructure and the Economic Futures Group will work hard to not only make it a profitable venture for the developer but also for the company that takes occupancy,” said Economic Futures Group Board Chairman Russ Weber.
With the ability to serve multiple targeted industries from advanced manufacturing to automotive to transportation, distribution and logistics, Caliber Ridge Industrial Park should provide tremendous opportunity for the growing Greer market.
